In this age of stimulus bills and bail outs you would expect a really cool mortgage loan program to help home buyers. Well, there is one, but it’s actually been around for years. There is a little known FHA loan program called the 203(k) that allows you to purchase a home and fix it up with the same loan. It’s not very well known because most lenders either can’t do them or just don’t want to do them. They are more work than the average loan officer wants to do and most companies don’t have underwriters that are familiar enough with them to confidently issue an approval that FHA will accept. At Republic Mortgage we feel the benefit to the client is so big that we have made the commitment to offer this program. We have loan officers who have been certified on this program (of course, that includes me) and the staff to get them done.

With the return of leggings, Ray Bans, and blue eyeshadow, I feel a sense of comfort knowing that the 80’s have made another appearance in fashion. (Yes, I once wore peg-legged jeans.) It’s amazing to see the way that trends swing back and forth in so many areas of our lives! Car bodies are looking boxy again. Yes, that All American Rejects song is probably a remake. And even wedding styles have a way of making the old seem new again. You’ve just gotten married in the Temple, you’re on cloud nine and it’s time to start the celebration! We sat down with Mary Crafts, owner of Culinary Crafts, for some fun trends for LDS receptions.

A growing trend for LDS brides is to have food “stations” instead of a plated dinner or buffet. The goal of this type of reception is to have the guests mingle and talk to each other. And so the focus of the night is not to stay in your seat and eat your dinner, but rather to get up and visit the various food stations. Each station offers a small portion of the cuisine; only about 4-5 bites. Again, guests are encouraged throughout the evening to get up and visit all of the stations and to come back for seconds (or thirds or fourths). One station might have an Asian theme and servers are distributing small take out boxes of stir fry. Another booth might have freshly-made flaming crepes or even sliders (mini burgers) and French fries. Having recently taken the plunge, bitten the bullet, fastened the chain (connected to ball) or what have you, and especially having attended a multitude of weddings over the years, I contend the groom should, after all, have a say when it comes to making the plans. The wedding will always be her day—without question—but there is absolutely no reason why you can’t offer some input, even if your fiancée doesn’t agree that a football cake or Texas tuxedo will make the event extra special. Not to mention the fact that today, costs are often split between families or the couples themselves—all the more reason for your needed suggestions.
